We are a search engine for property, not a broker: we do not represent you, we are not paid by the transaction, and nothing here is advice.
Skautik is not a real estate broker, agent, lender, appraiser, surveyor, or property manager. We hold no agency or fiduciary duty to you, we do not negotiate on anyone's behalf, and we never hold transaction funds. Engage your own licensed professionals before committing to anything.
Inventory is a mix of listings submitted directly to us and listings collected from published listings elsewhere. Each listing page shows how long we have tracked it and whether it is still being advertised.

Coverage is uneven and expanding. A market absent from this table means we have no systematic inventory there yet, not that none exists, and directly submitted listings can appear anywhere.
Collected listings are re-checked on a schedule rather than continuously, so there is always a window in which our copy is behind the source. A property can be under offer, withdrawn, or repriced before we reflect it.
Each listing carries the time we last confirmed it. Treat anything older than that timestamp as unverified, and treat price in particular as indicative: reductions and increases are frequently the last thing a source publishes.
When a listing disappears from its source we mark it inactive rather than deleting it, so that price history stays intelligible. Inactive listings are labelled and excluded from search by default.
Sources describe property differently, and making them comparable requires judgement that can be wrong:
Summaries, translated descriptions, match explanations, tags, and neighbourhood commentary are produced by automated models from the underlying listing. They are convenience features. They can misread a source, omit a material qualification, or state something with more confidence than the evidence supports.
Generated text is labelled in the interface. Where a generated statement conflicts with the source listing, the source listing governs, and where the source conflicts with what the seller tells you, ask the seller.
Any estimate, price band, or "good value" style signal is a statistical output from comparable listings, not an appraisal. It has no legal standing, it is not prepared by a licensed valuer, and it must not be used for lending, taxation, probate, insurance, matrimonial, or accounting purposes.
Accuracy degrades sharply where comparable inventory is thin, where a property is unusual, and in fast-moving markets. Confidence is shown with the estimate; a wide band means the model does not know, and should be read that way.
Price history reflects what we observed while tracking a listing. It is not a record of transacted prices, and a property may have sold for something quite different from its last asking price.
Photographs belong to the lister, their photographer, or the source portal, and are shown under the permission that reaches us with the listing. See the copyright policy to report an image published without permission.
Virtually staged, decluttered, or enhanced images are labelled as such. They show a possible presentation of a space and not its current state. Never treat a staged image as evidence of condition, fixtures, or included furnishings.
Revenue comes from subscriptions, from business plans, and from API access. We state this because it determines what could bias what you see.
Search ranking is not for sale. We do not accept payment to raise a specific property in organic results. Where a placement is paid, it is labelled as promoted and is visually distinct from organic results. We do not sell personal data, and we do not offer housing advertisers targeting by protected characteristic, as set out in the fair housing notice.
Report an inaccurate listing from the listing page, or email support@skautik.com with the listing link and what is wrong. Owners and agents who want a listing corrected or removed should write to legal@skautik.com from a verifiable address.
We aim to action clear corrections within two business days. Where the error originates upstream we suppress it here and report it to the source, because we cannot edit their record.
